Where Are We Going Now?
By now, I expect you will have had an opportunity to attend one
of the Expansion Town Hall meetings and have gotten an idea
of where the new homes will be built and where new amenities
will be located in the new areas. You also know about the pro-
cess we will be going through to identify any improvement of
existing amenities and the general investment range that Pulte
will be making in Sun City Texas. More facts will be shared as
the various committees and Pulte finalize plans over the next
12-18 months.
So, where do we go from here? Now, we can expect development
continuing until 2021 or so. Could expansion continue beyond
this fourth phase? Highly unlikely. It would probably be 2020
before Pulte reasonably could be expected to look at economic
conditions and consider any additional expansion. This puts
the decision in the “highly unlikely” category due to the speed
in which adjacent land is selling these days. This means that
the investment we receive from Pulte in this expansion will be
the last investment not funded entirely by you and me. It also
means we have a limited window in which to begin the process
of developing our vision of the future, post-Pulte; to be done
properly, this is a multi-year effort.
Last year, your Resident Board determined that we do a great
job of yearly budget planning but little in the way of longer term
planning. Once discovered, we could not agree on an approach
to a long-term or strategic plan approach in light of the pending
expansion. The next 12 months are likely to be focused on short-
term expansion ideas and opportunities. While we finalize the
expansion, we need to begin thinking about what Sun City Texas
needs to look like in the future. Will we need additional facilities
not covered by the expansion? How do we want to interact with
our neighbors and the larger Georgetown community? Are there
long-term issues to consider when thinking about budgeting for
and maintaining our wonderful quality of life in Sun City Texas?
During the current budget process, we hope to get a better un-
derstanding of financial needs/recommendations beyond 2015,
but this hardly equates to a formal, sustainable process. Over
the next several years, we need to start the planning process.
Baby steps first, and review and refine yearly, tying it into the
annual budget process. After a few iterations, we will have a
better understanding of where we want, and need, to take Sun
City Texas, and what financial moves are necessary in future
years to achieve these goals.
