which is the deadline for taking down
holiday decorations.
If you are changing or modifying the
outside appearance of your residence, you
will need approval from the Modifications
Committee, which can be obtained by way
of an application (this excludes projects
listed in the “No Paperwork” table of the
Design Guidelines.) To locate the Design
Guidelines on the website, please go to
and log on with your
Member ID and password. Choose “Site
Index” at the top of the menu, then, under
“D”, choose Design Guidelines for the
most recent version.
If the change you are contemplating is
a paint project, you will need to submit
a Form B-2 for any color changes.
Remember to map the color sample in
the paint chip binder if your shade isn’t
a custom reproduction pulled from the
binder. You will also want to submit a
color chip so that the Committee can
decide if the color is close enough. Be
sure to use the paint only for its intended
use (i.e. accent for shutters, stucco for
garage door and stucco, trim paint colors
for fascia, etc.).
Please use a Form B-1 for any other
modification.
When you bring the completed application
with attachments to the Community
Standards Office, we will review the
form and make sure all the required
information is submitted, helping to
make a successful outcome more likely
for your modifications.
This year, the Modifications Committee
will meet in the Andice Room at Cowan
Creek on the first and third Thursday
of each month (excepting January, in
which the meetings will be the second
and fourth Thursday). The deadline for
application submittal remains the same
as before: noon on the Friday prior to
the meeting.
When your project is approved, you will
receive a permit via email, attached to
your approval message as a PDF file.
Your permit need only be posted while
the work is ongoing. Upon completion of
the project, you can dispose of the permit
as you wish. The CA staff will inspect
your project within roughly six to eight
weeks following approval.

Happy New Year, Sun City – we’re here
to help keep you safe!
COPs, or Citizens on Patrol, is a large
part of the reason Sun City has the
lowest crime rate in Georgetown. Our
highly visible cars patrol day and night,
deterring those with bad intentions and
helping to keep residents safe.
COPs started in 1998, when some resi-
dents, intending to supplement Neigh-
borhood Watch groups, proposed to the
Executive Director a Citizens on Patrol
effort. The original heroes (of whom
there are too many to name) collaborated
with the Georgetown Chief of Police and
Training Officers to hash out a plan,
stressing that volunteers were to observe
and report without getting involved or
being put in harm’s way. Over 103 re-
cruits volunteered for the cause!
Del Webb, very concerned about safety
and security, made COPs possible. They
leased a patrol van, while the very sup-
portive Georgetown Police Department
supplied some of the equipment used.
As COPs grew, a second van was leased
in 2000, followed by the donation of two
patrol vehicles by Don Hewlett, provid-
ing a significant savings to the Com-
munity Association. SCTXCA is still
responsible for insurance, fuel, and any
damage to the vehicles, but manages to
cover these essentials on a budget of less
than $20,000 per year. Compare this to
the estimated $75,000 or more each year
outside patrol services would cost.
Over the years, hundreds of residents
have been COPs for some period of time.
New members are always needed! If
you’re a concerned citizen crazy about
Sun City, we’d love to welcome you!
You will need:
• Valid driver’s license
• Good driving record
• No criminal convictions
You won’t have to confront, chase or chal-
lenge anyone. You don’t have to uphold
community standards. You won’t have to
carry a weapon, personally or in the car.
You just might help find a lost person or
pet...reward in itself!
COPs volunteer just 4 hours a month in
2-hour shifts. You can drive, staff the of-
fice (at home) or maintain cars (gas up,
take in for service or to the car wash).
