The holidays are past and we’re kicking off another exciting year
here in Sun City Texas! I hope everyone had a great holiday
season. We have a lot planned for the year, and I am thrilled
to have this opportunity to share a few of these plans with you.
Landscaping Enhancements
Per the budget process approval, we will be spending a consider-
able amount of time andmoney enhancing the landscaping along
Del Webb Boulevard. Work will begin just south of Berry Creek
Bridge on Del Webb, and advance out toward Williams Drive.
Much of this work involves replacing necessary turf, changing
landscaped bed configurations, reducing irrigation when pos-
sible and generally improving aesthetics. I hope everyone will
appreciate the changes to this area and, please know, we have
more years of work ahead to complete Del Webb Boulevard.
New Website
The unveiling of our new website is coming up quickly, ready
to provide residents with greater ease and access to our com-
munity’s information. Scheduled to launch in February, this
project has been in the works for some time and I am confident
our residents will love it! I would like to take this opportunity
to thank Krystal Wilson, RobMcFall and everyone who worked
so hard to get this site up and running.
Expansion
The expansion of Sun City Texas continues to be the buzz of
the community, and I encourage all residents to stay engaged
with the process. When requested, please complete expansion-
related surveys and provide input on what you might like to
see included in our community. Keep in mind, however, that
we will be responsible for the financing and maintenance of
projects once the developer is gone.
Safety
With the help of the Emergency Management Committee, we
will continue to ensure everyone’s safety and plan for the unex-
pected disasters we hope never to face. Our COPs will continue
to patrol our community and our Firewise efforts will continue
reducing fuel loads in our Common Areas. While we take pride
in being a safe community, we will never let down our guard. The
EMC will continue to provide informative articles and friendly
reminders on the importance of safety and proper planning.
Staff Compensation
Over 150 employees keep our community running, day in, day
out. To ensure we are compensating these individuals properly,
we will be contracting with a third party to perform a compen-
sation study, determining where we are today and where we
need to be. This Board-supported project has budgetary funds
allocated in 2015, and our goal will be to conduct such studies
every five years.
Article 13 Inspections
To ensure our community continues to look good and property
values remain strong, the Community Standards team will
continue inspections of all homeowner property in Sun City
Texas, confirming adherence to the protocol laid out in Article
13 of the Design Guidelines. By the end of 2014, approximately
2500 homes had been inspected. Note: non-compliance issues
are addressed privately with the homeowners.
Golf Course Projects
Our golf team will continue to work with the Golf Committee
to ensure that maintenance projects on our three great courses
are completed in a timely and cost-efficient manner. Major
focus areas will include tree trimming, sand replacement of
Legacy Hills’ greenside bunkers, cart path drop-off mitigation,
enhancement of decomposed granite areas and resolution of
drainage issues. Also, our golf team will continue working
toward Audubon Certification for our three courses.
There are many more projects and plans in the works for 2015,
but I hope this short list has given you an idea of what’s to come!
