Home construction began in October, 1995, and by spring of 1996, Sun City Texas' first residents had moved in. Since then, the community has attracted more than 17,000 residents with a strong appetite for active living to this central Texas location. They are youthful in spirit and attitude and are committed to staying physically and intellectually healthy.

"You can do as much as you want or as little as you want," said one Sun City resident. "That's life here. It keeps you moving and it keeps you young."

Do I need an application to add a landscape bed?

4.3.1. Landscape Plans:

  1. The home owner shall submit a detailed landscape plan whenever a change to the existing home landscape is planned and such change is not specifically provided for in the No-Paperwork List in Article 2.9 of these Design Guidelines.

  2. The landscape plan shall be a dimensional drawing which includes:
  • The lot boundaries, the house, the driveway and any other hardscape features and the location and dimensions of all planting beds.
  • The names of all plants (to be installed as well as those already installed), the initial size of the plant container and the location and spacing of all plants.
  • Materials to be used for planting bed borders and mulch.
  • Any walkways, hardscape or other landscape features.
  • All calculations for percent: plant coverage, lawn grass coverage, drought tolerant plant coverage and inert material coverage.

Do I need an application to change my mulch to rock?

In order for there to be no more than 65% of impervious cover §4.2.4., applications changing mulch to any form of inert material need a Form B-1 Application to be submitted.

Do I need to submit an application to change my bedding plants?

Bedding plants can be freely changed out in existing beds. §4.3.1. or §4.4.2.

When changing the edging of established beds, do I need to fill out an application?

Are my paint colors on file?

Unless an application to change the paint colors has been filled out, the paint colors for your house are either located in your closing documents or will have to be researched using the name of your model.

Do I need an application to paint the same color?

It is not necessary to fill out an application for anything on the "No Paperwork" list such as repainting your house the same color.

Where are the paint chips located?

The paint chips are in binders located at the Community Standards Office in the Social Center.

Submitted by Carlton M. Mathis, Common Area and Irrigation Superintendent

The Community Association normally performs ant bait treatment during the months of April & October. Signage will be posted in high-traffic areas as a reminder that it is time for residents to treat their yards. Treatment works best if we all treat at the same time.

Tips for successful DIY application:

  • Do not schedule any irrigation for 48 hours, and wait until all dew has dried from turf area.
  • Do not apply if there is a chance of rain in the two day forecast.
  • Do not apply if temperatures are below 60 degrees.
  • Use small amounts of bait and broadcast with a small hand spreader. If applying by hand, be sure to wear plastic gloves and follow label directions.
  • Check with your lawn care company to see if ant control is included in your contract before purchasing a product.
  • Remember, if you see ant mounds during the year and you wonder if the product is working―ant bait is a means of control, not eradication.

If the guidelines are followed, the "No Paperwork List" indicates an application is unnecessary.

What about bird baths, houses and feeders?

"All permissible installations of bird baths, bird houses, shepherd hooks and bird feeders shall not be higher than 72-inches from the finished grade of the lot", in the back yard; §5.4.b. and, in the front yard, "home owner's may install one (1) shepherd's hook or pole-mounted bird feeder/bird house in the front of the house within 24-inches of the exterior wall or original foundation of the house, the overall height of such installation shall not exceed 72-inches. What is the difference between a closed and an open meeting?

A closed meeting is one in which the committee reviews the applications in a private setting as opposed to an open meeting in which no files are open or applications reviewed. At the open meeting, residents are welcome to attend and ask general questions of the committee.

Due to record setting temperatures across Texas, Atmos Energy customers have seen an increase in their natural gas consumption. According to the U.S. Energy Information Administration, on New Year’s Day more natural gas was consumed than any other day in history. Atmos Energy experienced record demands on its natural gas distribution system as well.

Natural gas remains a great value, however with the extended cold weather in recent weeks, customers can anticipate their natural gas bills will be higher than their bills are the rest of the year. Atmos Energy by law can never mark up the cost of natural gas; their customers pay what they pay. The cost of natural gas represents the largest portion of a customer’s winter bill – on average, two-thirds of an overall bill.

Managing Energy Use

Atmos Energy has several tools in place to help customers manage their winter heating bills:

  • Customers might consider budget billing, which is designed to ease monthly fluctuations in natural gas bills during the winter months. Customers experience a more predictable bill each month by using a twelve-month average to calculate bills.
  • If you cannot pay your entire bill, first contact Atmos Energy at 888-286-6700 to make payment arrangements. One option could be an installment plan.
  • Eligible customers in financial need may receive assistance through our Share the Warmth program. Atmos Energy partners with hundreds of energy assistance agencies throughout our service area to help customers pay their bills. To see if you qualify for assistance, call 2-1-1.
  • We also offer Budget Billing to help customers manage their monthly bills. This plan spreads out their natural gas bills throughout the year so they are not surprised with high winter gas bills. Budget Billing is based on a rolling, 12-month average of the bill and adjusts each month.
